As your Real Estate Agent, I have in-depth knowledge of the home buying process helping me to anticipate potential issues and guide you through a smooth purchase of our next home.
NEGOTIATIONS
For most people, purchasing a home is the largest and most emotional financial decision they will ever make, which is why you should work with an experienced Real Estate Agent to properly negotiate on your behalf.
RESOURCES
Purchasing a home is a fluid process with a lot of moving parts. After you have chosen the home of your dreams, you will need reputable resources as you move forward with our purchase. There will be homes inspections, oil tank sweeps, septic/well inspections (if present), real estate attorneys, mortgage brokers, title companies, and more. I work with a team of experienced professionals that will help guide you through each step of the process.

I will provide a full list of all properties that match your search criteria, daily updates, as well as access to the MLS which will ensure accurate information. This will allow you to make the most informed decision while helping to narrow down your choices.

BUYING A HOME?

UN-COMPLICATING THE PROCESS

1. Call Matt
Call Matt, to discuss the process. He can connect you with a mortgage broker who will answer your questions and get you pre-approved so that you know exactly what you can afford to spend on a new home. This will also allow you to make a serious offer should you find your dream home early on in your search.
2. Search Criteria Review
Go over your search criteria with Matt… Budget, Location, Needs, Wants, etc. Once Matt has all of the criteria he will send you all active listings, daily updates, and you can begin to schedule showings.
3. Write An Offer
Once you find ‘The One’ Matt will write up an offer, present it to the sellers agent with your pre-approval or proof of funds, and start the negotiation process. If your offer is accepted all parties will sign the agreed upon contract which will then be sent to the buyers and sellers attorneys.
4. Home Inspection
After attorney review, the inspection period will begin. If any issues are found during the home inspection your attorney will request a credit from the sellers for any items that may have been misrepresented in the listing or fall outside of normal wear and tear. If still cannot come to an agreement with the sellers on the credit amount either party can void the contract. Once you agree, the inspection period is over.
5. Home Appraisal
If you are purchasing the home with a mortgage the lender will order an appraisal of the home to assess its value.
6. Final Walkthrough
Prior to the closing you will perform a final walkthrough of the home. Your attorney will also review the agreement, ensure the title is clear and that all taxes and utilities are setup and paid.
7. Final Down Payment
On closing day your attorney will provide the exact amount required for the remaining down payment which will be brought to the closing table as a certified check or wired to the title company. Once all of the documents are explained and signed off on you are given the keys to your NEW HOME!
